Kingfisher Cottage - Mellwaters Barn

Kingfisher Cottage offers a picturesque view of undulating hills and breathtaking agricultural fields, making it an ideal spot for explorers. Specifically designed for hikers, the cottage features a convenient entrance porch where you can effortlessly remove and securely store your boots after traversing the nearby countryside, regardless of the weather conditions. For larger family gatherings, you have the option to combine Kingfisher Cottage with Robin Cottage, providing extra space. Please note that dogs are not allowed in this particular cottage.


Upon your arrival at each cottage, a delightful welcome pack awaits you. Typically, the welcome pack includes:


  • 1 pint of fresh whole milk

  • A small loaf of bread

  • Delectable shortbread biscuits

  • Mackays 3 fruit marmalade

  • Approximately 50 grams of butter

  • Two Weetabix biscuits

  • Two portions of either Rice Crispies or Cornflakes

  • Indulgent Chocolate Fayre chocolates

  • A bottle of Shiraz

Kingfisher Cottage is the perfect spot to bask in the afternoon sunlight until sunset. This west-facing cottage offers a stunning view of our farm from its upstairs living area. The spacious living space is furnished with two comfortable armchairs and a sofa, strategically positioned to face the window, allowing you to witness the delightful sight of our playful lambs during springtime. Additionally, for your convenience, there is an upstairs cloakroom to ensure easy access.



The generously sized dining area comfortably accommodates six people, making it ideal for families staying in two cottages and requiring some extra space. The fully equipped kitchen caters to the needs of a contemporary family, whether you're planning a large gathering or a more intimate affair.


On the ground floor, the two bedrooms in Kingfisher Cottage offer the flexibility of either double or twin beds, depending on individual preferences. The cottage also features a conveniently located bathroom equipped with an over-bath shower, a WC, and a hand basin, ensuring easy accessibility for all guests.



Nestled a quarter mile away from the A66 Trans Pennine Road, Mellwaters Barn Cottages are reached by traversing a well-maintained lane and crossing a charming grade 2 listed pack horse bridge. Despite inquiries about potential road noise, you'll be pleasantly surprised by the minimal disturbance from the road once you arrive.
